A long commercial building clad in pale composite panels

ServicesCommercial buildings

Commercial exterior cleaning: panels, glass and brick.

Yes, we still wash commercial buildings: it's where we started, and we've cleaned building exteriors for 20+ years. Our mobile rig washes composite panels, siding, glass, brick and block at dealerships, restaurants and stores.

02 · When to book

May to early October.

Pick a week when your walls are frost-free, or call when a new build is ready. We’ll get back to you to agree a day and a price.

Cleaners work best on warm surfaces and stop working if they freeze or dry. Mild days in late April and mid-October can work too.

03 · What we wash

Panels, glass, brick and block.

Tell us what you want done. We wash from the top down, so nothing runs onto a clean wall.

  • Composite panels: Alucobond and other ACM panelling
  • Corrugated siding, metal cladding and aluminum textures
  • Glass, entry systems, canopies and soffits
  • Pylon signs and sign towers
  • Brick, stucco and block walls
  • Concrete walks, curbs and entry pads, with a surface cleaner
  • After-construction washes on new builds
  • Paint removal: failing paint stripped from block walls
  • Graffiti on brick, stucco or metal: ask us
  • Equipment dealerships, co-ops and feed mills: ask us

You do

Before we arrive

  1. Tell us the building, the surfaces and the hours we can work. Photos help us quote.
  2. Move vehicles and anything stored against the walls about 3 m back.
  3. Close windows, doors and vents, and cover outdoor outlets and panels.
  4. Tell us the wall types (composite panel, metal, brick, block or stucco) and any loose or damaged panels.
  5. Show us an outside tap.

We do

On wash day

  1. Bring the rig: hot and cold water pressure washers and hoses. We hook up to your tap.
  2. Use soap only where a surface needs it.
  3. Rinse from the top down, so the dirt runs down and off.
  4. Reach high walls from the ground where we can. If a wall needs a lift, we agree it with you before the day.
  5. Agree with you how to keep customers and staff clear of the work area and doorways.
  6. Walk the building with you before we pack up.

04 · Before & after

Same walkway, mid-wash.

A new dealership in June 2025, just after construction. The far half of the walkway still has the mud on it; the near half is washed. One photo, cropped; nothing added or removed.

05 · References

Ask for a reference.

Most of our commercial work comes by word of mouth. Tell us your town and the kind of business, and we’ll ask a commercial customer with a similar building if they’re happy to take your call. No sales pitch from us.

  1. Tell us your town and the kind of business.
  2. We ask a commercial customer with a similar building if they’re happy to talk.
  3. You get their name and number.

06 · Pricing

A price before we book.

Every building is different, so we price yours after a few questions or photos. These are the things that change the price:

  • Wall area and height, and whether a lift is needed
  • Surface: composite panel, metal siding, glass, brick, block or stucco
  • Build-up: black stains, dirt, mildew, construction mud, or paint coming off
  • Access around the building, and the hours we can work
  • Water supply at the building

07 · Questions

Straight answers.

Something else on your mind? Call or text — you’ll talk to the crew, not a call centre.

Do you still take commercial work?

Yes. Commercial buildings are where we started. We've cleaned building exteriors for 20+ years, and we still wash dealerships, restaurants and stores.

Do I need to supply the water?

Yes. Our rig carries hot and cold water pressure washers and hoses, not water. We hook up to an outside tap: show us where it is when you book.

Can you clean Alucobond or other composite panels?

Yes. Composite panels are a regular part of our work. We also wash corrugated siding, aluminum textures, glass and signs.

Can you take off peeling paint?

Yes, on block walls. A stripping pass takes failing paint back to mostly bare block. It isn't a finish: traces of paint can stay in the joints.

Can you work before we open or after we close?

Tell us your hours and we'll talk it through. Our June 2025 dealership job was under way by 6:49 am, and our October 2026 restaurant wash was done at night.

When is the best time of year?

May to early October, when walls are frost-free. Mild days in late April and mid-October can work too. Short notice? Call or text: if we have room, we'll come.

How do you price a building?

By the job: wall area and height, the surface, the build-up, lift access and timing all change it. Photos help us quote.
